Smile Hotel Osaka Namba is a 88-key limited-service hotel positioned in Namba, Osaka’s premier entertainment and retail district, and one of Japan’s highest-footfall tourist precincts. The hotel is located within walking distance of Dotonbori, Shinsaibashi, and Namba Station — a location that commands premium ADR and consistently high occupancy.
The asset was acquired in 2024, after the period of suppressed hotel valuations driven by COVID-19 travel restrictions, allowing Trivium to enter at an attractive basis. The investment thesis centred on Osaka’s structural position as Japan’s second-largest tourism city and the anticipated recovery of inbound visitor volumes.
Following acquisition, Trivium implemented targeted operational improvements and revenue management enhancements in partnership with the hotel operator. The property has benefitted materially from the return of international tourism and remains a strong cash-generating asset within the portfolio.
